摘要:商业地产是房地产业的重要组成部分。近几年杭州商业地产高速增长，但由于商业地产在国内发展时间较短，还存在着一些不容忽视的问题，影响了商业地产的健康发展。本文通过对杭州商业地产市场的现状分析，着重剖析杭州商业地产所存在的问题，并结合对商业地产经营管理的成功案例进行对策研究。

Abstract:Commercial real estate is an important part of the real estate industry. In recent years, rapid growth of commercial real estate in Hangzhou, but commercial real estate development in the domestic short time,there are still some problems can not be ignored, such as business planning blindly, ignore the pre-planning, the single channel financing, affecting the health of commercial real estate development. Based on the current situation in Hangzhou commercial real estate market analysis, focusing on analysis of the commercial real estate problems in Hangzhou, combined with the management of commercial real estate success stories to Study on the counter-policies for it.

　　　在当前经济形势下，杭州的商业地产发展态势总体良好，尽管在2010年初，杭州写字楼行情并不理想，但相信这只是短暂的。随着杭州城市化进程的加快，地铁网点布局、区域经济的不断带动，在未来几年里，杭州的商业地产市场前景还是十分良好的。

虽然杭州商业地产发展的还不是很成熟，在商业规划、项目策划、融资渠道、运营模式等方面还存在一些不足，但是通过开发商不断探索与创新、政府的宏观调控与有效管理，杭州商业地产市场一定能够健康稳定的发展。
