摘要:随着房地产的不断发展,物业管理也迅速的发展起来。然而物业管理在我国还是一个朝阳产业,从事物业管理这一行业的人员很多都不具有专业的技能以及服务业应有的服务意识,这就导致小区中的物业纠纷时常发生,也使的物业管理中产生的安全风险大大增加。
本篇文章主要是对住宅区物业进行研究。根据物业管理安全风险的相关定义,以及国内外的研究现状,针对南京光明城市小区物业安全风险,利用FMEA法对其进行分析,通过问卷调查法,得出治安安全风险、车辆管理风险、高空坠物安全风险、危险品安全风险和自然安全风险存在较高的风险的安全隐患,然后分别对这几种安全风险提出应对策略。

Abstract:With the continuous development of the real estate, property management, rapid development. However, the property management in our country is still a sunrise industry, employing most of the lack of professional skills and sense property disputes often happens, makes property management greatly increases the risk.
In this paper, from the characteristics of the property management, content and risk management definitions, characteristics and other aspects of a detailed analysis of the safety risk management system in the residential property management. Security risks in the residential property management through expert investigation method and reference method risk identification, then follow the the FMEA method of analysis procedures, Nanjing Vanke bright city residential property security risks, the establishment of severity, frequency and degree of detection form of evaluation criteria and risk factors, the use of expert scoring method, the weighted average method for each security risk scoring, correction, assessment, discharge level of risk faced by the Nanjing bright city property, come to the safety and security risk, the risk of vehicle management, falling objects security risk, dangerous goods safety risks and natural security risk exists a high risk of potential safety problems, then these types of security risks coping strategies.

风险能造成损失对我们来说是不可避免的,但我们可利用风险的可识别性,识别出物业管理企业在运营过程中各环节潜在的风险,再通过对这些潜在风险的分析,及时地采取一系列的应对措施,对要防范的风险实施全面的监控,尽量降低风险带来的损失,这个系统工程被称之为物业管理中的风险管理。因此,进行风险管理主要就是想以低成本得到高收益,使物业保有获得最佳收益的能力,提升自身物业的市场竞争力。当前虽然南京光明城市物业管理为小区购买了保险以降低安全风险带来的经济损失,但是没法弥补小区物业形象的损失。对安全风险管理的研究不仅能降低物业和业主的经济损失,还能提高小区本身的形象,提升物业的档次。
