摘 要：本文以国内外基准地价更新研究为基础，阐述了快速更新基准地价的必要性并分析了国内基准地价更新工作中存在的问题，提出通过地价动态监测体系，根据监测点地价测算地价指数，进行基准地价更新的新思路。以南京市为例，利用原有土地定级资料、基准地价资料、地价监测体系和土地交易市场资料，结合国家城镇土地估价规程，通过划分地价区段，测算区段内监测点地价求取地价指数，进行基准地价的更新。

Abstract: On the basis of a commentary on the study of renewal of standard land price both at home and abroad，this paper elaborates the necessity of renewal of standard land price and analyzes the problems in the renewal work of domestic standard land price，and puts forward a new thought of renewal by means of using land price at monitoring points to calculate the index of land price.  The City of Nanjing is a case in point , which uses such information as the original grading of land, the standard land price，the monitoring points of land price, and the land market, combined with evaluation regulations of cities and towns, renews standard land price by means of that.
