摘要:根据房地产开发企业的自身特点、发展现状以及目前的相关情况,运用危机防范理论,阐明研究的意义,分析国内外房地产开发企业在危机预警方面的研究状况,即目前房地产开发企业危机的研究尚处在初期。
通过对江苏德惠房地产开发企业的经营危机进行分析。通过研究房地产开发企业的发展现状,以及面临的主要问题,为德惠房地产开发企业建立危机防范体系提供重要的理论依据。同时也阐述了房地产开发企业经营危机的内涵,分析德惠企业经营危机的原因和种类,提出了企业经营危机的防范措施。又通过分析企业经营危机的成因,提出了危机防范体系目标、模式、原则、流程以及预防控制机制的构建。努力寻求我国房地产开发企业危机的解决方法及途径,提供规避风险,处理危机的能力,并致力于构建房地产开发企业危机预警模型。

Abstract: According to real estate development enterprise's own characteristics, and the current development status of the relevant circumstances, the use of crisis prevention theory to clarify the significance of studying, analyzing domestic and foreign real estate development enterprises in the research status of the crisis early warning that the current crisis in the real estate development enterprises research is still in the early days.

And through analysis of business causes of the crisis, crisis prevention system proposed objectives, modalities, principles, processes, and prevention and control mechanism construction. China's real estate development enterprises to seek solutions to the crisis and means to provide risk-averse, the ability to deal with the crisis and is committed to building real estate development enterprise risk prediction.

企业是社会非常重要的组成部分,就如同自然界的生命体意义、历经、产生、发展与衰亡的过程。在政策经营活动中必然会遇到多种危机,如何有效的防范与解决危机对企业来说是一种机会,反之则会葬送企业的生命。从这个意义上来说,危机防范是否合格是企业成功与否的关键。
对于房地产开发企业来说,自1998年国家全面取消福利分房制度以来,房地产行业在我国得到了很大程度的发展。由于经济利益的推动,近几年来我国的房地产行业已经暴露出了几个严重的问题:①房价地价过高,且有加速上涨的态势;②开发资金主要来自银行贷款;③房屋结构性矛盾十分突出等。房地产开发过程所含的危机也逐渐累积和显现。而且随着我国城镇化脚步的加快,中小城市的房地产开发也已进入升温阶段。
而江苏德惠地产作为一个中小城市的新兴房地产开发企业,当地的市场经济条件还不成熟、经济基础薄弱甚至没有成型的支柱产业和产业经济链,居民的房地产消费观念和意识比较落后,德惠地产将面临更大的开发风险。如何满足消费者对商品房的需求,同时又能够有效防范和解决房地产开发过程中的危机,这些都是德惠迫切需要进行深入研究探讨并尽快给予解决的问题。
